When I was first licensed in 1994, my focus was property management.  At the time, there was no MLS info for rentals.  We had to analyze what we personally managed and create a formula that worked for pricing. A lot has changed as more info is available online for anyone to research.  With the information available on HGTV and other streaming services, Flipping, Rehabbing, and Investing has become more mainstream.  It is no longer believed to only be for the rich.

As my focus moved toward the sales side of real estate, I still enjoyed educating new investors.  It is so fulfilling to help a young person purchase their first investment property.  That is the quickest and easiest way to build generational wealth.
